How to protect your home if it’s on Airbnb

Planning on putting your home on Airbnb? Ensure total protection of your belongings and property with the help of SimpliSafe.

With roughly 5.6 million active listings across 220 countries around the world and the total number of users now at over 150 million, the popularity of Airbnb has continued to skyrocket. It’s easy to see why the idea of renting out your property to eager holiday goers is so appealing, but before you begin advertising to the masses, it’s vital that security is taken seriously. Opening your home up to complete strangers can be daunting, and it could go very wrong if preventative measures aren’t in place.

Airbnb has taken their own steps to ensure that security risks to property owners are reduced - such as adding an Airbnb security deposit to a listing - but there are still a number of ways that you can further protect your home.

1) Secure locks

If you're lending a house key to renters, how can you be sure that they won’t get another key cut? Although they might be perfectly trustworthy, it’s better safe than sorry. To eradicate any potential risks, opt for a keyless entry solution. Install an electronic lock with a code, so you can change the passcode after each guest vacates.

2) Remove your valuables

Keeping your valuables or important documents in plain sight carries numerous risks, so rather than simply locking them up in your rental, remove them altogether and keep them with you. That way, they’re certain to be kept away from prying eyes.

3) Damage protection

Airbnb has coverage in place for hosts in the event that their property or belongings are damaged during a stay.

Before submitting your Aircover for hosts request, you’ll need to collect sufficient evidence to support your claim. One way this could be done is by setting up Indoor Cameras and Outdoor Cameras in public and common places, such as a front door or driveway. If you plan on doing this, it’s vital that you indicate the presence of security devices, although recording devices must not be set up in private spaces - such as bedrooms, bathrooms, or living areas. Disconnected devices are permitted, as long as they are turned off and guests are informed.

You should also reach out to your own insurance company to ensure that you’re covered, and make sure to inform them that you're planning on putting your property on Airbnb.

4) Install a security alarm system

Protect both your property and your guests by installing a home security system - remembering to inform them beforehand that this security measure is in place. This way, your guests will be able to enjoy their stay with complete peace of mind that the home is secure, without risk of someone breaking in.

5) Redirect mail

Identity theft is a serious issue that must be prevented at all costs; redirecting your mail if you’re away for a long period of time is a good way to combat this, or you could invest in a lockable mail box. This way, no crucial documents will get into the wrong hands.

6) Provide your guests with everything they need

To avoid your guests rifling through your cupboards, it’s best to anticipate the items they’ll need during their stay. You could leave certain items out, such as hair dryers, tea and coffee, toiletries, etc, which will make for an even more pleasant experience. You could even include a welcome pack, complete with a bottle of wine and a collection of tasty treats for extra brownie points.

7) Get to know your guests

Think about what type of guests you’d like to welcome into your property, and spend some time getting to know them before they arrive. You could explore their profile, check their references and message back and forth to confirm whether they’d be a good fit. It’s also worth considering whether you’d like your Airbnb to be pet friendly, as they may affect who you allow to stay.
